About the Role

We are recruiting on behalf of a leading contractor for an experienced Design Manager to lead and coordinate the on-site design process at RIBA Stages 4 and 5 – Technical Design and Construction. You will manage design development, approvals, and coordination across all disciplines, ensuring compliance, buildability, and quality throughout construction.

 

Key Responsibilities

  • Assist Senior Design Manager with tender stage tasks and design team briefings.

  • Produce and monitor Project Stage Design Programme, Deliverables, and Specialist Subcontractor Procurement schedules.

  • Establish and manage the Common Data Environment (CDE), workflows, permissions, and project file structures.

  • Produce and monitor compliance with Design Management Plan (DMP) and BIM Execution Plan (BEP).

  • Verify weekly design documentation for compliance, coordination, affordability, and buildability.

  • Review technical submissions, alternative designs, and subcontractor tender returns.

  • Chair design workshops and meetings; manage TQ responses and design risk assessments.

  • Progress Planning Conditions, Building Regulation approvals, and required design certificates (CDM, BREEAM, Secure by Design).

  • Review and approve Applications for Payment and monthly Design Reports for CVRs.

  • Manage post-contract change control and ensure As-Built documentation reflects all design changes.

  • Support project close-out: archiving final design documentation, defect analysis, and Lessons Learned reports.

What We’re Looking For

  • Proven experience managing design at RIBA Stages 4 & 5 on complex construction projects.

  • Strong knowledge of BIM, design coordination, construction methodologies, and design compliance.

  • Ability to lead multi-disciplinary design teams and specialist subcontractors.

  • Knowledge of CDM, Building Regulations, and industry best practice.

  • Excellent communication, organisational, and problem-solving skills.

Qualifications

  • Degree in Architecture, Engineering, Construction Management, or similar (preferred).

  • Experience with CDE platforms and design coordination tools.
